Chapter 12 - Noon Deadline

At eight the next morning, Theo looked at Grant's email and said one word.

“Extortion.”

Lena Cho leaned over his shoulder. “And a useful admission. Preserve the headers.”

Mara stood by the window with her arms wrapped around herself. “I don't want my father losing his house because I helped you.”

“He won't,” I said.

“You can't promise that.”

“No,” I admitted. “But I can promise I won't sign a lie to make him stop threatening us.”

Theo contacted the lender's legal department, alerted them to the disputed guarantee, and requested the underlying verification records. We also shared the threatening email with investigators. The process moved slower than my panic wanted, but for the first time we weren't only reacting.

At ten thirty, Dana arrived with a folder thick enough to prop open a door.

“Bayline 47 is a shell,” she said. “Its registered manager is Miles, but the beneficial owner is Evelyn's trust.”

“Who funded it?” Lena asked.

“Money from a marina redevelopment that never got built. Investors were told the permits were delayed. In reality the land option expired months ago.”

I flipped through the documents. There were pictures of a fenced waterfront lot, empty offices, and a glossy prospectus promising luxury slips for wealthy boat owners.

“What does this have to do with Harborlight?” I asked.

Dana placed one last sheet on the table. “Your waterfront development has a clean title, actual permits, and valuable land. They needed a legitimate asset to keep the lenders calm.”

Mara said, “So they were going to strip ours to save theirs.”

A notification pinged on my phone. Grant had texted, Two hours left.

I typed nothing back.

Lena wrote the disputed transactions on a whiteboard in three colors: verified, unsupported, and contradicted. She refused to call something proven simply because the story fit.

Theo looked at us. “I have a legal path to stop the guarantee from being enforced while it's investigated. But I need the source of the forged identity documents.”

Miles called at that exact moment. When I answered, he didn't say hello.

“I know where Mom keeps the originals,” he whispered. “And I have them.”
